VILLA CONFALONIERI GENERAL LETTING CONDITIONS

ALTERATION AND CANCELLATIONS
In the event of force majeure, Villa Confalonieri reserves the right to annul the contract and return the amount paid or offer free rebooking.

TENANT RESPONSIBILITY
For the entire duration of the stay, the tenant is responsible for any property hired and in their care. The tenant is also responsible for the proper conduct of all occupants of the rental property and for leaving the property clean and in good order. Under no circumstances should the number of persons in the party exceed those specified in the rental contract. Villa Confalonieri and the local representatives are authorized to refuse entry and/or to request those occupants in excess of the maximum rental capacity to leave the property.

COMPLAINTS
Villa Confalonieri love happy tenants. In the event of any problems during the stay, the tenant must immediately inform the house manager to solve the problem.

RENTAL PERIOD
The rental period is typically one week minimum, from Saturday to Saturday, unless otherwise specified in the property description.

DAMAGE DEPOSIT AND ADDITIONAL CHARGES
The tenant is obliged to pay the damage deposit € 2000 indicated in the Rental Confirmation, otherwise the owner/representative of the property is entitled to refuse entry. The damage deposit will be refunded after the departure if no deduction made for damage caused to the property.

CHECK-IN/CHECK-OUT
CHECK-IN between 16.00 and 18.00
CHECK-OUT 08.30

Any delays or variations to these times must be agreed upon with at least 48 hours before arrival. No refunds will be given if the tenant is unable to take up residence of the property on the expected day or at the scheduled time due to travel problems. The same rule applies to early departures.

CLEANING
Even in the case where the tenant must pay the final cleaning costs on the premises, the tenant is obliged to remove the rubbish and to leave the property in a clean and tidy state, please follow the villa guest information. Otherwise, there may be further cost deductions above and beyond those already owed.

HEATING
In general heating may be used from November to April.

EXTERNAL MAINTENANCE
The owner reserves the right for himself and/or for his representative to access to the property for the maintenance of the external areas and of the swimming-pool, garden and garbage removal.

SWIMMING POOL
Private pool. The dates for the use of the swimming pool in the case of particularly bad weather conditions these may be varied for reasons that are not our responsibility.

Heating of the pool during the period 20.05 -30.09. 

The pool can be heated upon request, provided that we receive notification at least one week before arrival. The cost will be determined by electricity usage, € 1,25/KW, along with an additional fee of 250 euros. Please note that, even under optimal conditions—during the summer, with sunny days and careful nightly covering—the water temperature will not exceed 20/21 degrees Celsius.  This cost will be deducted from the deposit after checkout.

Please note that a warm bath is always included in the Villa Jaccuzzi 365 days a year.  

Pool rules are to be followed. The pool has no alarm or fence.

  • Electricity consumption included up to 200 KW per week, any surplus consumption to be paid at cost at the end of the stay

EXTRA COSTS
Central heating according to consumption above 200 kw per week, € 1,25/KW.

DEPOSIT
Refundable damage deposit to be paid with the final payment: € 2,000.00
(To be refunded within 14 days of the end of your stay).

DOMESTIC PETS
Domestic pets not allowed.

CONTRACT TERMINATION CONDITIONS:

DOWN PAYMENT: To confirm the booking, a deposit should be paid to Villa Confalonieri 40% of the property rental cost within 7days of signed rental contract.

BALANCE: The balance 60% of the rental fee plus the damage deposit € 2000 should be paid within 4 weeks before tenancy commencement.

BALANCE DEADLINE:
If the balance is not received within this deadline, Villa Confalonieri shall reserve the right to cancel the booking, retain the down payment 40% of the property rental cost.

LATE BOOKINGS:
For late bookings made within 40 days from the start of the rental period, full payment of property rental cost and deposit shall be required at the time of booking.

IN THE EVENT OF CANCELLATION BY TENANT:
In the event of cancellation on the part of the tenant, he/she will be entitled to 60% reimbursement of the rental fee subject to the deduction of a penalty. 40% down payment.

This is a private, independent villa, but prices and surface area change according to the number of people.

COPY OF BANK RECEIPT:
We require a copy of the bank receipt to be sent to us to info@villaconfalonieri.com, including name and rental period, confirming that payment has been made.

YOUR PERSONAL DETAILS FOR DEPOSIT TRANSFER AFTER DEPARTURE:
In order for us to be able to transfer remaining deposit after departure to you, we’ll need your personal details which we ask you to send to info@villaconfalonieri.com
